The low volume this causes plus sales well above average for March produce ideal conditions for Sellers waiting for a good time to list their homes on the Multiple Listing Service.
Residential sales in March 2015 increase 53.7 percent compared to the previous March. Composite value for regional homes is up 7.2 percent March to March. Last month the inventory of new listings expands by 13 percent compared to the previous March. This however is not satisfying demand as the total supply of listed properties is down 14.5 percent year to year.
The graph shows a modest incline for the average price of Greater Vancouver detached houses, up 0.6 percent from February to March. The benchmark price for detached properties last month compared to March 2014 is up 11.2 percent. There is a rise in volume of house sales of 53.3 percent year to year.
Eastside detached house prices register a 14.5 percent increase in March 2015 as opposed to the previous March. Year to year Vancouver east sales are up by 31.2 percent. From March to March inventory increases by 21.6 percent.
February 2015 versus last month sales of east side houses show tremendous strength with a 44.8 percent increase. Month to month east side inventory increases by 26.8 percent.
