The low volume this causes plus sales well above average for March produce ideal conditions for Sellers waiting for a good time to list their homes on the Multiple Listing Service.
Residential sales in March 2015 increase 53.7 percent compared to the previous March. Composite value for regional homes is up 7.2 percent March to March. Last month the inventory of new listings expands by 13 percent compared to the previous March. This however is not satisfying demand as the total supply of listed properties is down 14.5 percent year to year.
The graph shows a modest incline for the average price of Greater Vancouver detached houses, up 0.6 percent from February to March. The benchmark price for detached properties last month compared to March 2014 is up 11.2 percent. There is a rise in volume of house sales of 53.3 percent year to year.
This March compared to March 2014 Vancouver west detached prices are 12.3 percent higher. Year to year west side detached sales see a big time resurrection via a 42.1 percent increase last month. March to March inventory records a small 2 percent increase.
February to March sees sales of west side houses up 25.9 percent. Between those same months inventory drops by 24.3 percent.
