Vancouver east detached April

April statistics

Attached please find the latest statistics from the Greater Vancouver Real Estate Board.

 

The News Release reiterates conditions of a housing supply not meeting demand particularly in the Greater Vancouver detached home sector where the situation is compounded by below average listings and above average sales. Last month the inventory of new listings declines by 0.9 percent compared to the previous April. The total supply of listed properties is down 19.8 percent year to year. Meantime residential sales in April 2015 increase 37 percent compared to the previous April. Composite value is up 8.5 percent April to April.

 

The graph shows a modest drop of 0.5 percent from March to April for the average price of Greater Vancouver detached houses. The benchmark price for detached properties last month compared to April 2014 is up 12.5 percent. The volume of house sales rises by 35.9 percent year to year.

 

Eastside detached house prices record a 16.2 percent increase in April 2015 compared to the previous April. Year to year Vancouver east sales are up by 21.5 percent. From April to April inventory decreases by 11 percent.

 

March 2015 versus last month east side house sales stay positive with a 4.8 percent increase. Month to month east side inventory tumbles and registers a drop of 5.4 percent.
