Vancouver west detached April

April statistics

Attached please find the latest statistics from the Greater Vancouver Real Estate Board.

 

The News Release reiterates conditions of a housing supply not meeting demand particularly in the Greater Vancouver detached home sector where the situation is compounded by below average listings and above average sales. Last month the inventory of new listings declines by 0.9 percent compared to the previous April. The total supply of listed properties is down 19.8 percent year to year. Meantime residential sales in April 2015 increase 37 percent compared to the previous April. Composite value is up 8.5 percent April to April.

 

The graph shows a modest drop of 0.5 percent from March to April for the average price of Greater Vancouver detached houses. The benchmark price for detached properties last month compared to April 2014 is up 12.5 percent. The volume of house sales rises by 35.9 percent year to year.

 

This April compared to April 2014 Vancouver west detached prices are 13 percent higher. Year to year west side detached sales see a 39.2 percent increase. April to April inventory records a decline of 12.6 percent.

 

March to April sees sales of west side houses up 5.3 percent. Between those two months inventory rises by 3.6 percent.
