The News Release laments the momentum that buoyed spirits in late spring stalled last month with July posting a 9.8 percent decrease in sales compared to July 2025. Softening the blow somewhat however is the slowdown of sellers coming to the market as year to year newly listed properties are down 11.6 percent. Total inventory this July is 4 percent lower than last July. So even with depressed sales, pressure on prices stays fairly neutral as the composite value of all properties dips 6.2 percent July to July.
The graph shows a 3.8 percent decline from June to July for the average condominium sale price in Metro Vancouver. This July compared to last July, the overall benchmark price of an apartment decreases 7.5 percent. Year to year the volume of condo sales declines 17.8 percent.
July 2026 versus the previous July, the benchmark price for west side condos is 6.4 percent lower. Vancouver west apartment sales are down16.1 percent July to July. Year to year west side apartment inventory drops 16.1 percent.
From June to July, Vancouver west apartment sales are down 8.9. Month to month west side condo inventory declines 9.7 percent.
