The News Release concludes that this summer underperforms our previous summer. August 2026 posts a 4.6 percent decrease in sales compared to last August as even with ample selection, stable mortgage rates and arrested prices, not enough Buyers came off the sidelines. Surprisingly it’s not ongoing trade tension but rather lower immigration, diminished investors and still not attractive enough mortgages that are blamed. Year to year newly listed properties are down three percent. Total inventory this August is 2.7 percent lower than last August. The composite value of all properties drifts down 5.6 percent August to August.
The graph shows a 2.2 percent decline from July to August for the average condominium sale price in Metro Vancouver. This August compared to last August, the overall benchmark price of an apartment decreases 6.6 percent. Year to year the volume of condo sales declines 6.8 percent.
August 2026 versus the previous August, the benchmark price for west side condos is 3.8 percent lower. Vancouver west apartment sales are down 17 percent August to August. Year to year west side apartment inventory is up 1.6 percent.
From July to August, Vancouver west apartment sales are down 8.2. Month to month west side condo inventory declines 13.3 percent.
