VANCOUVER WEST AUGUST HOUSE MARKET

The News Release concludes that this summer underperforms our previous summer. August 2026 posts a 4.6 percent decrease in sales compared to last August as even with ample selection, stable mortgage rates and arrested prices, not enough Buyers came off the sidelines. Surprisingly it’s not ongoing trade tension but rather lower immigration, diminished investors and still not attractive enough mortgages that are blamed. Year to year newly listed properties are down three percent. Total inventory this August is 2.7 percent lower than last August.  The composite value of all properties drifts down 5.6 percent August to August.

 

The graph shows a 0.5 percent uptick from July to August for the average price of Metro Vancouver detached properties. The benchmark price for houses in August 2026 is 7.2 percent below the previous August. Year to year the volume of detached home sales recede 3.1 percent.

 

Last month versus August 2025, Vancouver west detached prices decline 7.5 percent. West side house sales are up 23.6 percent year to year. Inventory is down 4.7 percent this August compared to the previous August.

 

From July to August west side house sales move up 1.6 percent. Month to month detached inventory declines 9.6 percent.
