The News Release has good news and bad news. The good news is that end users are likely driving the market right now, resulting in sales of attached and detached homes in Metro Vancouver being up last month compared to September 2025. The bad news is that investors seem to be stepping back, substantially weakening year to year apartment sales numbers – so much so that we see a drop of 8.5 percent in overall residential sales. Year to year newly listed properties are down 10.3 percent. Total inventory this September is four percent lower than last September. With inventory down, declining sales are not having all that much impact on prices. The composite value of all properties declines 5.5 percent September to September.
From August to September the graph shows a 1.2 percent dip in prices for attached units in Metro Vancouver. Last month compared to September 2025, the benchmark townhouse price is down 4.7 percent. Year to year there is an uptick in townhouse sales volume of 0.6 percent.
Last month compared to September 2025 Vancouver east townhouse prices are down 7.9 percent. Year to year attached unit sale increase 11.8 percent. From September to September inventory is up 9.6 percent.
From August to September east side attached sales move up 7.5 percent. Month to month east side attached inventory balloons 132.2 percent.
