The News Release has good news and bad news. The good news is that end users are likely driving the market right now, resulting in sales of attached and detached homes in Metro Vancouver being up last month compared to September 2025. The bad news is that investors seem to be stepping back, substantially weakening year to year apartment sales numbers – so much so that we see a drop of 8.5 percent in overall residential sales. Year to year newly listed properties are down 10.3 percent. Total inventory this September is four percent lower than last September. With inventory down, declining sales are not having all that much impact on prices. The composite value of all properties declines 5.5 percent September to September.
The graph shows a 0.1 percent dip from August to September for the average condominium sale price in Metro Vancouver. This September compared to last September, the overall benchmark price of an apartment decreases 6.2 percent. Year to year the volume of condo sales falls 18.6 percent.
September 2026 versus the previous September, the benchmark price for west side condos is 5.2 percent lower. Vancouver west apartment sales recede 4.9 percent September to September. Year to year west side apartment inventory falls 13.7 percent.
From August to September, Vancouver west apartment sales decline 4.9. Month to month west side condo inventory escalates 42.5 percent.
