The News Release has good news and bad news. The good news is that end users are likely driving the market right now, resulting in sales of attached and detached homes in Metro Vancouver being up last month compared to September 2025. The bad news is that investors seem to be stepping back, substantially weakening year to year apartment sales numbers – so much so that we see a drop of 8.5 percent in overall residential sales. Year to year newly listed properties are down 10.3 percent. Total inventory this September is four percent lower than last September. With inventory down, declining sales are not having all that much impact on prices. The composite value of all properties declines 5.5 percent September to September.
The graph shows a 4.1 percent drop from August to September for the average price of Metro Vancouver detached properties. The benchmark price for houses in September 2026 is 7.3 percent below the previous September. Year to year the volume of detached home sales rises 4.2 percent.
Last month versus September 2025, Vancouver west detached prices are 8.7 percent lower. West side house sales fall 16.1 percent year to year. Inventory is down 11.4 percent this September compared to the previous September.
From August to September west side house sales tumble 30.9 percent. Month to month detached inventory jumps 52.8 percent.
